Asset
Arete primarily focuses on value-add self-storage and multifamily assets, as well as ground-up development of large-scale single family residential and self-storage facilities. Arete has elected to focus on these asset classes to support the primary demand of housing and the ancillary demand that comes with an increase in population, self-storage.
Market
Arete does not have geographical boundaries or a set list of markets, rather, each market and submarket is evaluated on a case-by-case basis, assessing the current and future growth potential and consumer travel and spending habits. Arete does put more emphasis on Florida and the southeast due to proximity to the location of the principals.
Monetary Return
Arete’s monetary return threshold, like many real estate investors is valued by IRR, Equity Multiple, and Cash on Cash Returns. Due to the variability of the projects Arete manages, and the risk associated with them, Arete sets return metrics mainly on hold period and equity multiple.
